When you are looking at your home’s roof and you’re trying to decide whether you should simply have it repaired or if it’s time for a roof replacement, one thing to consider is how much damage is done to the roof. Obviously, some types of damage are worse than others, so you want to talk with your roofing company to choose whether to do a roof replacement or repair.

The signs of damage to a roof will vary depending on the roofing material. However, it generally falls into one of two categories:

  1. Here are the aesthetic types of damage that, while unsightly, aren’t a cause for alarm:
    • The roof appears old & worn
    • Algae, dark streaks, or moss are growing between or on the roof’s shingles
  1. These are structural types of damage that require more serious consideration because they can affect the roof’s integrity:
    • Asphalt or wooden shingles with cupped or curled edges
    • Bald spots and missing granules on asphalt shingles
    • Broken or cracked shingles made of wood, asphalt, or tile
    • Roofing components made of wood, tile, metal, or asphalt that are perforated or dented
    • Rusted metal panels or shingles

When you are trying to decide between a roof replacement or repair, think about the types of damage that your roof has incurred. But also consider the future – if you’re planning to sell your home, a replacement is likely the better option.
